One of the most common surprises for students renting their first room or flat is the moment when, at the end of the month, bills appear that no one mentioned before. Electricity extra, water extra, internet extra, administration fee extra — and suddenly what seemed like a reasonable price becomes a serious strain on the budget.

At Trio Kraków, we do things differently. The monthly price you see when booking a room is the final price. One figure, one payment, zero surprises. Below we explain exactly what that price includes — and why it matters.

All-Inclusive Pricing — What Does It Mean in Practice?

You probably associate ‘all-inclusive’ with hotels. At Trio it means exactly the same thing: all costs associated with living packed into one fixed monthly payment.

No electricity invoices. No separate water bill. No contract with an internet provider. No administration charge added mid-semester. The amount you transfer by the 5th of each month covers absolutely everything you need to live and study comfortably at Trio.

Here is the complete list of what is included in the monthly rent at Trio Kraków.

1. Electricity — Unlimited, No Annual Reconciliation

Electricity is included in full, with no consumption limit. You can charge your laptop all day, use the induction hob every day, leave the lights on all night before exams — your monthly payment does not change.

On the private rental market, it works very differently. Landlords usually collect a fixed monthly advance on electricity (typically 80–150 PLN) and then, once a year — or when you move out — carry out a reconciliation based on the meter reading. If you used additional electric heating in winter or simply consumed more than the advance assumed, the difference you owe can run to several hundred zloty. At Trio, that cannot happen — the risk of utility costs sits with the building, not the student.

2. Water — Hot and Cold, No Meter Readings

Both cold and hot water are included in the fixed monthly price. There are no water meters in the rooms, no consumption reconciliation, no seasonal surcharges for water heating during the winter season.

Every room at Trio has its own private en-suite bathroom with shower. Use it whenever you like and for as long as you like — without thinking about what it costs.

3. Heating — Warmth Throughout the Academic Year

Building and room heating is fully included in the monthly rent. It doesn’t matter whether winter is mild or harsh — the monthly payment stays the same for the entire duration of your contract.

This matters particularly for students who sign a contract for a set number of months and want certainty over their budget for the whole year. In rented flats, heating is one of the biggest sources of unpleasant surprises — especially in older buildings with poor insulation, where bills can double between October and March.

4. Waste Collection

The municipal waste collection charge is included in the monthly price. You do not need to register independently with the city authorities or worry about a separate invoice from the building management company.

5. Fast Wi-Fi — Unlimited, No Contract Required

Fast Wi-Fi works in every room and in all communal areas — from reception through the living room to the patio. You have access from day one, without any paperwork.

You do not need to sign your own contract with a telecoms provider. You don’t wait for an engineer’s visit (already booked three weeks out). You pay no internet invoice for the entire duration of your tenancy.

For a student who works remotely, studies online or takes part in video calls, reliable internet is non-negotiable. At Trio it’s there — included in the price.

6. Reception and Security — 24 Hours a Day, 7 Days a Week

The Trio building has 24-hour security and CCTV monitoring 365 days a year. Reception is open 7 days a week — including weekends and public holidays.

The cost of providing security — staffing the security team, maintaining the CCTV system, running the reception — is included in your monthly payment. You don’t pay an extra penny for it.

Coming back at 3 in the morning? A security team member is on site. Forgotten your key fob? Reception will help. Something is happening in the building and you need someone there? There is always someone available.

This is a level of comfort that simply doesn’t exist in private flat rentals — and one whose true value you only fully appreciate when you actually need it.

7. Maintenance — We Handle Repairs

If something breaks in your room — the heating stops working, there is a fault in the kitchenette, there is an electrical problem — you report it by email or at reception, and Trio deals with the repair.

You don’t have to find a plumber, an electrician or a technician yourself. You don’t have to wait for a landlord to reply to your message and decide whether the fault is serious enough to fix. Technical maintenance is part of what you pay for.

8. Full Access to All Communal Areas

Your monthly payment includes full, unrestricted access to all communal spaces in the building — with no additional entry fees or membership charges:

Living room — a spacious lounge with comfortable sofas, study and work stations, a TV, board games and a table football table. A regular venue for resident events, workshops and game evenings.

Green patio with terrace — a large terrace overlooking a secluded courtyard shaded by mature trees. In summer this is the heart of social life at Trio — the place for barbecues, shared breakfasts and spontaneous summer evenings outdoors.

Outdoor gym — available free of charge to all residents year-round, with a full range of outdoor exercise equipment.

Table tennis table — on the patio, open to all residents.

Pétanque court — for those who want to slow the pace and enjoy a leisurely game of boules in the shade.

Bike storage — bicycle stands in the garage area, free for all residents.

What Is Not Included

For a complete picture: the on-site self-service laundry on the ground floor is not included in the rent — it is operated by an external provider and you pay the operator directly at their rates.

An optional underground parking space is also available at 300 PLN per month — but this is a genuinely optional add-on, not a required cost.

Those are literally the only additional costs beyond the monthly rental payment.

To put it in numbers. A student renting a studio flat in the centre of Krakow typically pays: rent 2,500–3,200 PLN; electricity 80–180 PLN; water and heating 150–400 PLN; internet 40–80 PLN; building management fee 200–400 PLN. Total: 3,000–4,260 PLN per month — and that’s assuming no surprises on the annual reconciliation.

A student living at Trio pays: all of the above — from 2,350 PLN per month. One figure. One transfer. By the 5th of each month. Done.

The deposit is equal to one month’s rent and is fully refundable at the end of your tenancy.
