TRIO residents’ meetings
Our residents can benefit from numerous community meetings. We invite you to regular events – game evenings, yoga mornings on the terrace, creative classes (painting, ceramics, gingerbread decorating) and walks together around the historical monuments of Krakow. Follow events on our Instagram!
Living Room
Our residents can use a living room located near the reception, equipped with comfortable sofas and study/work stations, a TV, board games and table football. Student meetings, games and workshops are regularly held here. Watch our profile on Instagram for a calendar of upcoming events.
Terrace, gym, playground
Our residents enjoy the beautiful green areas inside the Trio Krakow development. A green patio with a terrace, gym, benches, table tennis table and boules court await you.
Cycling space
We encourage our residents to use bicycles. We have prepared bike racks for you – they are set up on the patio and in the garage area. If you cannot find them, please ask at reception.
Laundry
There is a self-service laundry service on the dormitory premises. There is an additional charge for the use of the machines.

What you need to know
In this section you will find answers to the most frequently asked questions about payment, dormitory life, contractual conditions and applicable rules. If you need more information, our administration team is at your disposal.
Step 1: Select the type of room you wish to book on our website
Step 2: Select the period for which you want to rent the room
Step 3: Fill in your contact details: name, surname, age, telephone number, address, the university you are (or will be) studying at, and wait for your booking to be accepted
Step 4: Check your email inbox – you will receive a confirmation of your booking, a bank account number to which the booking fee should be paid and further instructions from the rental service team.
Step 5: Pay the booking fee to the account number provided in the email
Step 6: Once the payment has been made, the booking is confirmed. If you cancel the booking for any reason, the booking fee will not be refunded.

We have prepared for you single rooms – Standard and Standard Plus – and double rooms – Twin (2 separate beds) and Double (room for a couple – 1 sofa bed).
Our dormitory is home to students and young working people who are at the start of their careers.
We encourage you to rent for a period of 12 months – then the monthly Rental Fee is the most favourable.
It is also possible to rent for an academic year, i.e. 9-10 months, or for one semester only. If none of the proposed rental periods suits you, please contact us by e-mail at triokrakow@triokrakow.pl- and we will try to find an individual solution.
Our single or double rooms are equipped with, among other things, a bed with a mattress, a desk with an office chair, a wardrobe and lighting. Each room has a kitchenette equipped with a sink, fridge, induction hob, electric kettle upper and lower cabinets and a waste bin. The bathroom is equipped with a shower cubicle, washbasin, toilet, mirror, cupboard and radiator. We do not provide towels, bed linen, duvets, pillows, toiletries or kitchen equipment (i.e. cutlery and crockery) in the rooms, these things must be organised on your own.

The rental price you see when booking a room is the FULL PRICE of renting a room for 1 month. It is dependent on the length of your stay. The price includes the rent for the room, the building administration fee, the utility fee (water, heating, electricity, rubbish disposal) and the Internet fee.
The rental contract is concluded on site at the student residence. In addition, a surety contract is signed. The tenancy agreement is signed with the student, while the surety agreement is signed with the student and the parent, who guarantees in the signed agreement that in the event that you are unable to pay the rent, he/she will take over the obligation to pay.
Templates of both agreements will be emailed to you in advance so that you can familiarise yourself with them.
Identity document: identity card or passport.
Contracts are concluded for a fixed period with no possibility of early termination.
After booking, you will receive a confirmation from us with an account number to which you will pay a reservation fee of 1 month’s rent. Once you have signed the rental agreement, this amount will become a security deposit for payment. It will be returned to you in full at the end of the rental if there are no underpayments or damages on your part.
You can move into your room on the first day of the contract period. Arrive during office hours to sign the documents and collect the keys. If for some reason you are unable to arrive during office hours, please contact us to arrange an individual arrival time.
The reception is open 24 hours a day, 7 days a week, while the office is open on weekdays from 8.30 a.m. to 4 p.m.
The rent is payable in advance – meaning that you pay the full fee by the 5th (fifth) day of each calendar month, starting from the beginning of the contract. You pay all fees by bank transfer to your individual bank account number – you will find the number in the email confirming your room reservation, in the rental contract and on the invoice.
All fees are included in the price of the monthly stay. If you plan to use the laundry room this is the only additional service charge. You will pay the laundry fee directly to the laundry operator (external company).
You can check the payment status yourself by logging into our system via the Tenant Panel.
When living in a student residence, you clean your room, bathroom and kitchenette yourself. When you return your room at the end of your tenancy, you must clean it thoroughly and take out all the rubbish.
You can borrow a hoover and mop at reception.
Common areas such as the lobby, boules court, outdoor table tennis table and bicycle racks are intended for use by all residents and there is no additional charge for their use. The common areas are governed by the Rules and Regulations. Please read them (found in the Documents section).
The deposit will be returned to your account within 30 days of the end of the rental agreement. The deposit will be refunded in full unless a certain amount has to be deducted for unpaid invoices, any final cleaning or damage to the room.
You can receive guests until 10 p.m. There is no possibility for your guests to stay overnight.
If you plan to come with your car you can rent a parking space in the underground garage. The cost of the rental is PLN 300 per month.
Residents’ bike racks are set up on the patio and in the garage area. If you cannot find them ask at reception.
Pets are not allowed in our rooms.
It is not possible for overnight guests to stay in the room.
No smoking or other aromatic substances are allowed in the rooms.
You can only hang a poster or picture on the wall in a way that does not damage the wall, i.e. with special tape, for example.
Quiet hours apply throughout the year from 10 pm to 6 am. During these hours, we ask everyone to keep the corridors and common areas quiet and not to play loud music in the rooms.

In the event of an emergency, please report the fault immediately at reception.
The consumption of alcohol and other intoxicating substances in the common areas of the student residence is prohibited.
On the ground floor of the TRIO dormitory there is a laundry service run by an external company. There is an additional charge for its use.
Yes, a vacuum cleaner and mop can be borrowed at reception.
You can leave and return to your dormitory 24 hours a day. You have a key fob/chip to open the door. Should you forget itt, don’t worry. A security officer is on site 24/7.
